Chimney stack repair and rebuilding in Lewisham
When the problem is the structure of the stack itself — movement, leaning, or brickwork that has gone past the point of pointing — the work stops being maintenance and becomes masonry.
This page covers the structural end of chimney work: stacks that have moved, stacks that are leaning, stacks that have deteriorated to the point of being unsafe, and the partial and full rebuilds that put them right. Leaning chimney stacks
A stack that is out of vertical is not automatically an emergency, but it is always worth an assessment, because leaning has several quite different causes and they matter:
- Sulphate attack. The classic cause on older London stacks, and the reason so many lean the same way. Flue gases and prolonged damp react with the mortar, which expands. Because the weather side stays wetter, that side expands more, and the stack curves — usually leaning away from the prevailing south-westerly weather. The give-away is horizontal cracking and joints that look thicker on one face.
- Erosion on one face. Where the exposed side has lost its mortar and the sheltered side has not, the stack settles unevenly.
- Failure below. Less common, but movement in the supporting brickwork or the roof structure will show at the top of the stack, where it is most visible.
- It was always like that. Some stacks were built out of true a century ago and have not moved since. This is why a single photograph rarely settles the question.
What we are trying to establish is whether the lean is historic and stable or progressive. Signs of recent movement — fresh cracking, mortar debris, disturbed flashing, a gap opening at the roofline — change the answer considerably. Sulphate attack in particular does not stop on its own, so a stack leaning for that reason will keep going.
When a chimney becomes dangerous
We cannot tell you whether a specific chimney is dangerous from a description or a photograph, and anyone who says otherwise is guessing. What we can do is tell you which signs mean "get this looked at properly, soon":
- Masonry, mortar or pot fragments have fallen
- The stack has visibly moved compared with an older photograph
- Horizontal cracks running through the joints, particularly on one face
- A pot that is loose, tilted, or sitting in broken flaunching
- A gap opening between the stack and the roof covering
- Brick faces spalled away over a large area, leaving a soft core exposed
- The stack overhangs a pavement, garden path, or neighbour's property
- Bulging — the stack is wider at one point than at its base
Height and exposure matter too. A tall stack on a three-storey terrace in an exposed position carries more risk than a short one on a sheltered semi, for exactly the same amount of deterioration.
Where a stack genuinely is unsafe, the immediate priority is making it safe — which may mean taking down the unstable upper section before a full repair is scheduled — rather than waiting for a complete rebuild to be organised.
Chimney rebuilding: partial and full
Rebuilding means taking the stack down to sound brickwork and rebuilding from there. There are two broad versions.
Partial rebuild (above the roofline)
By far the most common on Lewisham properties. The exposed section above the roof — often the top four to eight courses — has taken all the weather and deteriorated, while the brickwork below the roofline, which is sheltered and warmer, remains sound. That upper section is taken down and rebuilt, new flaunching cast, pots re-set and flashing renewed. The sound lower brickwork is left alone or repointed.
Full rebuild
Where deterioration or movement extends below the roofline, more of the stack has to come down. This is a bigger job: the roof covering around the stack has to be opened up and made good afterwards, and the flashing is always renewed as part of it.
What a rebuild involves
- Assessment — establishing how far down the sound brickwork starts, which determines the whole scope
- Access — scaffolding to a proper working platform, with the stack itself often needing to be reachable from all sides
- Careful take-down — working down course by course, with debris controlled rather than dropped down the flue or off the roof
- Salvage where possible — sound bricks are often reusable, which matters both for cost and for matching appearance on a period property
- Rebuilding in a mortar appropriate to the brick — on soft London stocks that generally means a lime-based mix rather than a hard cement one, so the mortar stays sacrificial and the bricks do not take the damage. See spalling brickwork and lime mortar.
- Flaunching and pots re-cast and re-set
- Flashing renewed where the stack meets the roof, formed properly in lead rather than a cement fillet
- Making good the roof covering, and clearing the flue and gutters of debris
On mortar choice. A great many South East London stacks were repaired at some point with strong cement mortar. It looks solid, but on soft Victorian stock brick it is harder than the brick it surrounds — so moisture that used to escape through the joints escapes through the brick faces instead, and they spall. If we recommend a lime-based mix, that is why.

Shared and party-wall stacks
On terraced and semi-detached Lewisham housing, stacks very often straddle a party wall and serve both properties. That has practical consequences: the work may affect your neighbour's flues, access may need to cross their roof, and the cost is frequently shared. Depending on what is involved, party wall procedures may apply. We would rather raise this at quotation stage than discover it once the scaffold is up.

Stack repair questions
How can I tell if my chimney is leaning enough to worry about?
Comparing against a vertical reference helps — the corner of the house, a downpipe, or your neighbour's stack. An old photograph is even better, because what matters most is whether it has moved recently rather than whether it is out of true. If you can find a picture from a few years ago showing the same stack, bring it to the assessment.
Can a leaning chimney be straightened?
Not in place. A stack that has curved through sulphate attack has physically expanded on one side; there is nothing to push back. The affected section is taken down and rebuilt. That is why identifying the cause matters — it determines how far down the rebuild has to go.
Can you just take the top off and cap it?
Reducing a redundant stack below the roofline and weathering it in is sometimes a legitimate option, and it can be cheaper than a rebuild. It changes the look of the property, needs the roof made good, may need ventilation retained to the disused flue, and is usually not possible on a shared stack without the neighbour's agreement. Will I need planning permission?
Like-for-like repair and rebuilding of an existing chimney is normally maintenance rather than development. It is different if your property is listed or in a conservation area — parts of Blackheath, Brockley and elsewhere in the borough are — where altering or removing a stack, or changing its appearance, can need consent. How long will a rebuilt stack last?
A properly rebuilt stack, in an appropriate mortar, with sound flaunching and correctly dressed lead, should not need structural attention again for decades. The parts that wear are the flaunching and the pointing, and those are inspectable and renewable long before they become structural.
