Ridge tile and verge repair in Lewisham

The ridge along the top of a roof and the verge at its gable edge are both held by mortar. Mortar is the shortest-lived thing on a roof — which makes these two details the most common maintenance items on an otherwise sound covering.

They also happen to be the two places where failure is a safety issue rather than just a leak. A ridge tile is a heavy piece of clay sitting at the highest point of the building, and it does not fall gently.

Ridge tiles

Ridge tiles cap the apex where two roof slopes meet. Traditionally they are bedded on a mortar haunching that both holds them and closes the gap beneath.

The mortar is the weak point. It is exposed on both sides, sits at the windiest point of the roof, and has to tolerate constant thermal movement across the ridge line. Over twenty to thirty years it dries, shrinks, cracks and releases.

Signs ridge tiles need attention

  • A ridge tile visibly sitting proud, tilted or out of line with its neighbours
  • Gaps you can see daylight through along the ridge line
  • Mortar debris in the gutter or on the ground below the gable
  • A ridge tile that moves — often noticed as a rattle in wind
  • Vegetation growing along the ridge line
  • Water ingress showing at the top of the roof space rather than lower down

Re-bedding versus repointing

These are two different jobs and quotes often conflate them:

  • Repointing the ridge means raking out the failed surface mortar and replacing it, leaving the tiles in place. Appropriate where the bedding beneath is still sound and only the pointing has weathered. Cheaper, and shorter-lived.
  • Re-bedding means lifting the ridge tiles, removing the old bedding entirely, and re-bedding them on fresh mortar. This is what is needed once the bedding itself has failed — which is the case whenever tiles are loose.

Pointing over failed bedding is a common false economy: it looks right, but the tiles are still only held by gravity, and the new pointing cracks along the same line within a couple of years.

Dry ridge systems

Modern practice increasingly uses mechanically fixed dry ridge systems — each tile screwed to a batten with a ventilated union beneath, no mortar involved. The advantages are real: they do not crack, they accommodate movement, they provide ridge ventilation, and current British Standard guidance favours mechanical fixing at the ridge.

The trade-off is appearance. On a period property in a conservation area, or on a terrace with a consistent traditional roofline, a dry ridge can look wrong and may not be acceptable where consent applies — a live consideration across much of Blackheath. We will set out both options with an honest view of how each will look on your roof rather than defaulting to one.

Verges

The verge is the edge of the roof at a gable end — the exposed run of tile or slate at the side of the roof rather than at the eaves. Traditionally it is bedded and pointed with mortar, sometimes over an undercloak.

Verges fail for the same reason ridges do, and rather faster, because they take driving rain side-on across their whole length. On an end-of-terrace property the gable verge is one of the most exposed elements on the building.

What verge failure looks like

  • Mortar cracked, hollow-sounding, or falling away in sections
  • Gaps opening between the verge mortar and the tiles or the wall below
  • Tiles at the edge lifting or slipping
  • Damp appearing on the inside face of a gable wall, high up
  • Staining down the outside of the gable below the verge line

As with ridges, dry verge systems — interlocking plastic or metal units clipped over the edge tiles — are an alternative to mortar, with the same appearance trade-off on period property.

Why this matters on a Lewisham roof

Ridge and verge work sits in exactly the same category as chimney pointing and flaunching: it is mortar on a roof, exposed on all sides, and it is the part of a roof that reaches the end of its life first while the covering itself is still sound.

A loose ridge tile is a genuine hazard. They are heavy, they sit at the highest point of the roof, and they fall onto whatever is below — typically a garden, a path or a pavement. If you can see one that has moved, treat it as something to deal with rather than monitor, and keep the area beneath clear in the meantime.

How long does ridge bedding last?

Typically twenty to thirty years for mortar bedding, though exposure makes a large difference — an exposed ridge on a high, open site will need attention sooner than a sheltered one. Mechanically fixed dry ridge systems are not subject to the same failure mode.

Should I switch to a dry ridge system?

It depends on the property. Functionally it is the more durable option and it adds ridge ventilation. Visually it can look wrong on a period roof, and in a conservation area it may not be appropriate. On a modern or unremarkable roof, it is usually the sensible choice.

Can just the loose ridge tiles be re-bedded, or does the whole ridge need doing?

Individual tiles can be re-bedded, and where damage is genuinely localised that is reasonable. But mortar along a ridge is all the same age and the same exposure, so if several have gone, the rest are usually not far behind. Given access is the main cost, doing the run is often better value than returning twice.

Is verge repair urgent?

More urgent than it looks. A failed verge lets water into the top of a gable wall and under the edge tiles, and it also removes the restraint holding those edge tiles down — so a deteriorating verge tends to become a tile-loss problem in the next high wind.
