Damp on a chimney breast
Damp appearing on a chimney breast has three quite different causes, and they need three different fixes. Getting the diagnosis wrong is why people pay for roof work and still have the damp patch afterwards.
This page is about working out which one you have. It is written to be useful before you spend money — including in the cases where the answer is that no roofing work is needed at all.
The three causes
1. Water getting in
Rain entering through failed flashing, open mortar joints, cracked flaunching or an uncapped flue, then tracking down through the stack.
2. Condensation
Moisture from inside the house condensing within a cold, unventilated flue — typically after a chimney has been sealed up.
3. Hygroscopic salts
Salts left in the brickwork by decades of soot, drawing moisture out of the air. Looks like damp, is not a leak, and will not respond to roofing work.
How to tell them apart

1. Rain penetration — the one we fix
Water is getting into the stack and finding its way in. The usual entry points, in the order we tend to find them:
- Failed flashing at the roof junction — especially a cracked cement fillet used instead of lead, or a missing back gutter. See chimney flashing repair.
- Cracked flaunching letting water run down inside the stack from the very top. See flaunching repair.
- Open or eroded mortar joints soaking the brickwork. See repointing.
- Spalled brick faces exposing the porous core of the brick.
- An open, uncapped flue taking rain straight down the shaft.

- A gutter overflowing against the stack or the wall below it, saturating masonry from outside. See gutter repair.
The tell: it responds to rain. If you can connect the appearance or worsening of the patch to heavy or driving rain — particularly from one direction — you are almost certainly looking at water ingress. A patch that appears in January and is unchanged by a week of rain is not.
2. Condensation in a sealed flue — the one people cause accidentally
This is extremely common and very often misdiagnosed as a leak.
When a fireplace is blocked up and the chimney capped without ventilation, the flue becomes a cold, sealed shaft inside a warm house. Moist air from the building gets in, cannot get out, and condenses against the cold brickwork. The moisture then works through to the face of the breast.
The fix is ventilation, not roofing: a vented cap or cowl at the top and an air vent at the bottom, so air can move through the flue. See capping and disused chimneys.
The tell: the chimney was blocked up or capped at some point, there is no vent in the breast, the damp is worse in winter, and it does not track with rainfall.
3. Hygroscopic salts — the one no builder can fix from outside
Decades of burning coal and wood leave sulphate and chloride salts in the brickwork and the old plaster. Those salts are hygroscopic — they actively pull moisture out of the air. On a humid day the wall goes damp; in dry weather it dries and leaves a white bloom.
This looks exactly like rising or penetrating damp and behaves quite differently. It is common on breasts where an open fire burned for decades, and it often becomes obvious after redecoration, when brown or yellow staining bleeds through fresh paint within weeks.
No amount of pointing, flashing or capping will resolve it, because there is no water coming in. The remedy is internal: hacking off the contaminated plaster and replastering with a salt-retardant system, which is plastering work rather than roofing.
The tell: a fire burned there historically, staining bleeds through new paint, there is a crystalline deposit, and the damp tracks humidity rather than rain.
More than one at once is common. A stack with failed flaunching that was later capped without ventilation, on a breast full of old soot salts, will show all three. That is why a single "damp proofing" answer so often disappoints — and why establishing the cause properly is worth more than the first repair.
How to narrow it down yourself
- Keep a note. When does it get worse? After rain, in cold weather, or on muggy days? Two or three observations settle the question faster than any inspection.
- Check the wind direction when it worsens. Directional damp points strongly at rain penetration.
- Look for a vent. Is there an air brick or vent in the blocked-up fireplace? If not, and the top is capped, suspect condensation.
- Look at the top of the stack from the ground with binoculars, or from an upstairs window opposite. Cracked flaunching and open joints are often visible.
- Look in the loft. Water tracking down the outside of the stack inside the roof space is clear evidence of ingress above.
- Check whether it ever fully dries. Salts never quite do.
A caution on damp treatments. Chimney breast damp is one of the areas where unnecessary work is most often sold — typically injected damp-proof courses and tanking for what is actually condensation or salts. Neither responds to a DPC, because neither is rising damp. Establish the mechanism before agreeing to a treatment.

Why does the damp come back every time I redecorate?
Staining that bleeds through fresh paint within weeks is the classic signature of hygroscopic salts rather than active water ingress. The salts are in the plaster; painting over them seals them in briefly and they come through again. The remedy is to remove the contaminated plaster and replaster with a salt-retardant system.
Will repointing the chimney stop the damp?
Only if eroded joints are how water is getting in. If the cause is condensation in a sealed flue, or salts in the plaster, repointing will make no difference at all — which is exactly why it is worth establishing the mechanism before booking the work.
Is a damp chimney breast dangerous?
Not usually in itself, but persistent damp damages plaster and timber over time, and prolonged saturation of the stack accelerates frost damage to the masonry outside. Black mould from condensation is also a health consideration in a bedroom. It is worth resolving rather than living with.
The damp is only on the bedroom ceiling next to the chimney, not the breast itself. What does that mean?
Damp at ceiling level next to the stack points strongly at the flashing — the junction where the chimney passes through the roof — rather than the stack above it. That is the most common single leak point on a pitched roof.
